EPCS
An Energy Performance Certificate (EPC) can only be produced post construction, once all the 'as built' information is known and the air permeability test has been carried out. Building Control must confirm that an the Building Regulations Part L Compliance SAP and EPC has been produced before issuing the completion certificate.
Each dwelling requires an individual EPC. EPCs contain information on the dwellings energy use, carbon dioxide emissions and also recommend strategies for reducing energy use and carbon dioxide emissions. A table within the EPC provides a current performance rating along with a potential rating using a grade from ‘A' to ‘G'. An ‘A' rating is the most efficient, while ‘G' is the least efficient.
Dwellings built to Part L1A 2006 tend to get a B or C rating. Under Government Legislation an EPCs can only be produced by suitably qualified accredited professional; such as an On Construction Domestic Energy Assessor (OCDEA) who is licensed to assess properties from drawings and specifications to provide a PEA or EPC. OCDEAs can also evaluate properties undergoing major refurbishment, extensions or other new building work that requires Building Control approval.
Energy Council produce EPC's for every SAP assessment they issue for Building Regulations compliance.
